Today We Performed Air Conditioning Evaluations For Five Package Units That Serve The Cross Way Chapel. Each Unit Is Controlled Via Its Own Thermostat Located In A Mechanical Closet. The Thermostats Rely Upon Remote Sensors Located In Their Respective Zones. During Our Evaluation We Noted Areas Of Concern That Were Able To Addressed Today. Some Minor Concerns Were Air Filters Within The Units And Belts For Indoor Blowers. These Were Replaced Today And Should Continue To Be Replaced Regularly. Filters Should Be Replaced Every Three Months And Belts Should Be Two To Three Years. Roof South And Ground North Had Burnt/pitting Contractors Which Were Replaced Today. Ground South Had A Failed Capacitor And Was Replaced. Roof North Was Missing Its Condensate Trap, A New Trap Was Installed To Avoid Leaking Into The Unit. Roof South Has Signs Of Oil Existing The Shaft Of Its Condenser Fan Motor, This Parts Was Not Replaced Today. It Is Recommended To Avoid Possible Failure In The Future. During Maintenance Evaluation Three Package Units Were Found To Have Failed Heat Exchangers. The Parts Warranty On The Equipment Was Five Years From Manufacture. The Natural Gas Supply To The Three Affected Units Has Been Turned Off. Rooftop North, Ground North, And Ground South.
